When you're responsible for a building, a broken or compromised lock is never just inconvenient
For a landlord, it can mean a tenant locked out at an awkward hour, an ex-tenant with a key you can't account for, or an HMO where nobody's quite sure who has a copy of what. For a shop owner or office manager, it might be a staff member who left under difficult circumstances, a fire exit that's stiff and borderline non-compliant, or a warehouse where you need different people to access different areas without issuing a separate key for every door.
Those aren't abstract problems. They're the kind of thing that lands in your lap on a Tuesday morning, and you need someone who can actually come out and sort it.
We've been doing this since 2014, covering Southborough, High Brooms, Southborough Common and the wider TN4 area, as well as regular work in Tunbridge Wells, Tonbridge, Pembury and out towards Hildenborough. We understand the mix of property types around here, Victorian terraces split into flats, modern commercial units, older warehouse stock, and we carry the hardware to deal with most of them from the van.
What we actually do for commercial customers and landlords
End-of-tenancy lock changes are the single most common call we get from landlords. We'll swap cylinders on the day in most cases, and we'll talk you through whether a standard Avocet or Yale cylinder is the right call, or whether it's worth stepping up to a Mul-T-Lock or similar restricted keyway so copies can't be cut without authorisation.
Master key suites are worth a conversation if you're managing more than two or three units. We design and fit systems where you hold one key for everything and tenants or staff only access what they're supposed to. It takes a bit of planning up front but it saves a significant amount of hassle over time.
On the commercial hardware side, we supply and fit push-bar devices to BS EN 1125 and push-pad or lever sets to BS EN 179. If your fire exit is sticky, misaligned or the bar feels like it's held together with optimism, we can assess it and put it right. To be straight with you, we fit and maintain the hardware but we don't issue fire risk assessment sign-off or keep individual cylinder logs, so keep your fire risk assessor in the loop for the compliance paperwork.
We also do office and retail lock upgrades, access control prep work, and keyed-alike setups for businesses that want simplicity without a full master suite.
What to expect on price and timing
We quote on the phone before we come out. Labour is charged at our standard rate, parts are priced on top depending on what the job needs, and everything is quoted inclusive of VAT so there's no surprise at the end. For most end-of-tenancy jobs and cylinder replacements you're looking at a straightforward visit with no return trip needed.
Turnaround for planned commercial work is usually within a few days. Emergency callouts are covered around the clock. If you've got multiple properties or regular work, ask about setting up an account, it keeps things tidy and means we already know your setup when you call.
